Code Enforcement is vital to keep our homes and neighborhood looking great and keep our home values up. Your homeowners association does not have its own rules and regulations concerning home & neighborhood aesthetics. Our neighborhood is governed by the existing City of Plantation Code of Ordinances.
To better track and help resolve code enforcement issues, your association keeps a record and has a working relationship with Code Enforcement.
COMMERCIAL VEHICLES:
In all residential districts of the city, no person shall park, cause or allow to be parked any commercial vehicle or bus as described in this section on the premises of any occupied dwelling or on any lot which is not a part of any occupied dwelling, either of which is situated in a residential district, or in the streets, alleys or parkways abutting such property. Any such vehicle or bus which is completely enclosed within a garage or parked completely within the confines of a carport, or parked within an accessory building may lawfully be parked in a residential district. The prohibition in this section shall not apply during normal working hours to owners who have construction or repairs in progress for their particular homes or lots.
Routine deliveries made by tradesmen or the use of commercial vehicles in making service calls or furniture pick up/deliveries during normal working hours is permitted.
This section does not apply to a commercial vehicle or bus which becomes disabled and is required to be parked on or abutting property within the city, providing that such vehicle or bus is removed within four (4) hours from the time the parking began.
The provisions of this section do not apply to passenger automobiles owned by federal, state, county, or municipal governments which automobiles are used for law enforcement or fire safety purposes, and which carry identifying emblems, insignia and emergency lighting. Such automobiles include, but are not limited to, police cars, Florida Highway Patrol cruisers, Florida Marine Patrol cars and cars used by county sheriff departments.
No pickup truck containing any tools, supplies, equipment, or personal property of any kind, which items are visible from any neighboring property or the adjacent street, may be parked in violation of this section.
HOME BUSINESSES:
Any resident wishing to run a business from their residence must first notify and gain approval from the homeowners association. These businesses must not have any foot traffic or any vehicle advertising the business parked at the residence. No home business can list their home address as the business address. The business is limited to only one pickup/delivery from UPS, etc a week. Once the homeowners association gives approval, the resident must contact the City of Plantations Clerk for an Occupational License.
TRAILERS, MOTOR HOMES, CAMPERS AND BOATS:
Any trailer, motor home or camper that is parked on a residential property must be screened from view. Generally the screening must be 6 feet in height to obstruct the view and can be constructed of fencing or shrubbery. For specifics, see City Code #25-44
Boats are subject to the same screening requirements as trailers, motor homes & campers. Boats are permitted to be parked in front of a residence for 6 hours for maintenance and care.
